Job Opportunities: Manager – REIT and Security Assistant
1. Manager – REIT
We are seeking a highly analytical, commercially minded, and detail-oriented professional to take on the role of Manager – REIT. The successful candidate will support the management and growth of real estate investment activities, with a strong focus on property acquisitions, fundraising, financial modelling, investor relations, reporting, compliance, and strategic planning.
The role requires someone with strong financial and analytical skills who can work effectively with investors, lenders, trustees, advisors, regulators, and internal teams. The successful candidate will also contribute to the development and management of real estate investment structures and help drive the long-term performance of the I-REIT portfolio.
Key Responsibilities
Property Acquisition and Investment Management
Manage the acquisition of stabilized properties from the ASA D-REIT, taking into consideration the ASA I-REIT's right of first offer.
Support the evaluation and acquisition of suitable real estate investment opportunities.
Coordinate due diligence activities involving AIML, lenders, REIT investors, legal teams, consultants, and other professional advisors.
Coordinate property and project visits for investors, prospective investors, and other stakeholders.
Support the Senior Asset Manager in preparing applications and documentation required for the establishment of REITs in line with the company's overall strategy.
Fundraising and Financing
Support fundraising initiatives by participating in meetings with potential funders, investors, and other stakeholders.
Assist in preparing debt and equity financing applications.
Prepare investment memoranda, funding documentation, and roadshow presentations where required.
Track funding applications and prepare funding requests.
Manage debt and equity drawdown processes as applicable.
Lead the post-close process and ensure that all conditions precedent are satisfied to facilitate timely drawdowns.
Leverage existing Group business relationships to expand and strengthen the investor base.
Support the Group in optimizing its balance sheet and identifying appropriate financing structures.
Advise management on effective risk-hedging strategies for relevant transactions.
Support the establishment of a permanent equity vehicle designed to aggregate global capital.
Market Research and Financial Analysis
Conduct extensive research on REITs, real estate markets, investment trends, and related areas.
Maintain and update the AIML research database.
Monitor developments in real estate investment, valuations, financial modelling, and forecasting.
Keep up to date with international standards, market practices, modelling techniques, and valuation tools.
Coordinate regular financial appraisals of properties and the I-REIT business.
Develop and manage complex financial models for real estate projects and other investments as required.
Provide financial analysis to support investment decisions and business planning.
Property Valuation and Performance
Coordinate the valuation of I-REIT properties.
Monitor the financial and operational performance of the property portfolio.
Prepare regular reports on property performance.
Develop and implement strategic business plans for individual assets.
Ensure that each asset has a clear strategy that supports its daily management and long-term investment objectives.
Monitor portfolio performance against approved business plans and financial targets.
Reporting and Regulatory Compliance
Prepare scheduled and ad hoc reports for clients and other stakeholders.
Ensure reports provide relevant economic and market information, portfolio valuations, investment performance, and strategies for the respective funds.
Coordinate with relevant internal functions to ensure timely and accurate reporting to regulators, including CMA and RBA, where applicable.
Coordinate the preparation of annual and semi-annual reports.
Prepare presentations for AIML Board committees and REIT Trustees.
Ensure all documentation relating to REIT management is complete, accurate, and up to date.
Monitor and manage financial covenants and ensure compliance with applicable financing requirements.
Budgeting and Business Planning
Lead the annual budgeting process for the I-REIT.
Coordinate business planning and financial re-forecasting activities.
Monitor budgets and identify significant variances.
Support management in developing strategies to improve asset performance and financial returns.
Coordinate with Finance and Operations teams to ensure REIT-related fees and obligations are paid on time.
Technical Assistance Facilities
Identify and source Technical Assistance Facilities where necessary.
Prepare applications for TAF support.
Manage approved Technical Assistance Facilities and associated budgets.
Lead the sourcing of TA facilities to reduce the impact of transaction costs and support business capacity-building initiatives.
Work with the ESG Manager to ensure timely development-impact reporting to TA providers.
Team Support and Development
Participate in the orientation of new staff members as assigned.
Support employee development and effective performance management.
Contribute to a collaborative and professional working environment.
Demonstrate strong planning, decision-making, problem-solving, and tactical thinking skills.
Take responsibility for assigned tasks and ensure they are completed accurately and within agreed timelines.
Qualifications and Experience
Applicants should have:
A university degree in Business, Finance, Accounting, or a related business discipline.
A professional finance qualification such as CFA, CAIA, MBA, or an equivalent qualification is preferred.
Compliance with CISI and/or ICIFA certification requirements.
At least 5 years of experience working in an analytical capacity within the investment sector.
Strong numerical and analytical skills.
Practical experience in financial modelling is preferred.
Strong understanding of investment analysis, real estate, and financial markets.
Excellent planning and organizational skills.
Strong communication and presentation abilities.

2. Security Assistant
We are also seeking a responsible, observant, and service-oriented Security Assistant to help maintain a safe and secure environment for students, staff, visitors, and other members of the residence community.
The successful candidate will support daily security operations, monitor access to the residence, respond to security concerns, maintain accurate records, and assist with emergency response activities.
This role requires someone who is alert, reliable, professional, and able to remain calm when dealing with stressful or unexpected situations.
Key Responsibilities
Residence Security
Provide a friendly, professional, and helpful presence to students, staff, and visitors.
Assist students and residents with security-related questions and concerns.
Conduct regular foot patrols within the residence.
Monitor the surroundings and identify potential security risks.
Help maintain a safe and secure environment throughout the residence.
Ensure residence security procedures are followed consistently.
Access and Visitor Management
Manage the gate pass and visitor management system.
Monitor and record authorized entries and exits.
Verify visitors and ensure they comply with residence access procedures.
Prevent unauthorized access to restricted areas.
Maintain accurate visitor and access records.
Report any unusual or suspicious access attempts to the Security Team Leader.
Emergency Response and Fire Safety
Participate in annual fire drills and other emergency preparedness exercises.
Act as a first responder during emergencies within the scope of assigned duties and training.
Assist with the safe evacuation of residents when required.
Familiarize yourself with emergency procedures and designated assembly points.
Report emergencies, accidents, and security incidents promptly.
Support the security team in maintaining a high level of emergency preparedness.
Security Monitoring and Incident Reporting
Observe and report suspicious activities or security breaches.
Escalate security concerns to the Security Team Leader.
Maintain accurate incident logs and records.
Document follow-up actions relating to reported incidents.
Communicate relevant security information to other members of the team.
Support investigations and follow established reporting procedures where required.
Maintenance and Safety Issues
Identify maintenance problems that may affect the safety or security of the residence.
Report maintenance concerns to the appropriate department.
Follow up on reported issues to ensure they are addressed within a reasonable timeframe.
Notify the relevant team when unresolved maintenance issues present a security risk.
Security Policies and Teamwork
Implement and enforce applicable security policies and procedures.
Attend security briefings, meetings, and training sessions.
Work closely with other security personnel to address safety concerns.
